Marlon Matza (“MM”) has worked in the real estate industry since 1986. He is an expert in the valuation of income producing real property. He has spent most of his career arranging the acquisition, financing, leasing, and sale of major office buildings, apartment buildings, shopping centers, single tenant net leased buildings, hotels, industrial buildings, and development sites. His extensive experience includes financial analysis, credit analysis, tax strategy, risk management, and development planning.

MM currently serves as Managing Partner at Strategic Realty Advisors (“SRA”), a company formed by him in 1997. SRA is a boutique real estate investment company providing financing and investment property sales services to a broad array of real estate investors and developers. MM is responsible for originating new business and overseeing the execution of individual transactions.

SRA has completed numerous acquisitions, sales, and financings including a ground lease on the corner of Broadway and Houston Street with Harry Macklowe for the development of 610 Broadway. MM arranged the sale of 180 Montague Street in Brooklyn on behalf of Bruce Eichner to Archstone Smith for $101M. He arranged the sale of a site in Coney Island zoned for 1M sf of affordable housing on behalf of iStar Financial to affiliates of Glenwood Management among numerous others outlined on the attached Schedule of Completed Transactions.

Sapphire Equities, LLC, an affiliate of SRA, is actively engaged in the acquisition and development of properties primarily situated in the NY metropolitan area. These investments have included The Bayberry Hotel in Great Neck, Long Island, 1130 Madison Avenue, a mixed-use building on the corner of 84 th Street in Manhattan, and a 120-unit luxury apartment development project in Sarasota, Florida.

MM previously served as Senior Vice President of Gould Investors L.P., a firm led by Fred Gould. Affiliates of Gould include BRT Realty Trust, then a mortgage lending REIT and One Liberty Properties, Inc., a single tenant net lease REIT, both of whose shares trade on the New York Stock Exchange. On behalf of Gould, MM arranged the acquisition of 260 Eleventh Avenue, a 200,000 sf commercial building occupied by the City of NY for $74.5M. He arranged the purchase of single tenant buildings net leased to Staples in Philadelphia, Red Robin Gourmet Burgers in Des Moine, Iowa, Advance Auto Parts in Cape Cod, MA, Federal Express in Washington DC, and North Fork Bank in Melville, LI. He handled the disposition of the Gould Professional Center in West Palm Beach and the Plantation Professional Plaza in Plantation, Florida. He also managed the conversion of 175 Great Neck Road, a commercial office building into a residential condominium.

In the early 1990’s, MM worked for Sonnenblick Goldman Company. He was hired by Arthur Sonnenblick to originate loans for the Prudential Life Insurance Company. MM created relationships with numerous major owners of commercial property. He built relationships with loan officers at commercial banks, savings and loans, insurance companies, pension fund advisors, and opportunity funds providing debt and equity capital to the real estate industry. He originated and closed numerous assignments including the refinancing of The Colorado on Broadway and 76 th Street with GE Capital, the sale of Long Beach Towers on long island for Citicorp Real Estate, the refinancing of the Southampton Bath and Tennis Club, the refinancing of 575 Lexington Avenue and 99 Tenth Avenue, and the sale of 111 Livingston Street in Brooklyn among numerous others outlined on the attached Schedule of Completed Transactions.

MM graduated magna cum laude from Bernard M. Baruch College of the City University of New York with a degree in finance and investments. He has completed numerous courses in real estate at New York University. Mr. Matza has been a licensed New York State Real Estate Broker since 1987. He has been a member of the International Council of Shopping Centers and the Real Estate Board of New York. He has taught as an adjunct professor of real estate at the Steven L. Newman Real Estate Institute at Baruch and has been a guest lecturer at The Stern School of Business at New York University. Mr. Matza has served as expert witness in federal court on behalf of clients with respect to real property value and other matters.
